What general contractors ask before they carry us
Do you work as a subcontractor to the GC, or direct to the owner?
Both, and most of our commercial volume is as a subcontractor. On a GC job we carry our own scope, produce our own shop drawings and submittals, coordinate with the framing and stucco trades ourselves, and close out our own punch. On owner direct work we do the same and also pull the permit.
Which counties do you cover?
Martin, Palm Beach, Broward and Miami-Dade. Our license is a state certification rather than a county registration, so what limits the map is the drive, not the paperwork. We will look at work outside those four, and we will tell you plainly if the travel makes us the wrong price for it.
Do you handle High Velocity Hurricane Zone jobs?
Yes. The HVHZ is Miami-Dade and Broward only, and those two counties run their own approval process, so the system needs a Miami-Dade Notice of Acceptance rather than a statewide Florida Product Approval. Palm Beach and Martin sit outside the HVHZ and use Florida Product Approval against the county wind speed. We pull whichever one your building department asks for.
How fast do bids come back?
Commercial bids go out from 48 hours once we have elevations and a glazing schedule. If all you have is photos of the opening and a rough size we will still give you a number. We will just write down what we assumed.
Can you work in an occupied building?
Yes, and a good part of our retail work is exactly that. Bal Harbour Shops and Town Center at Boca Raton were both done around trading hours, and the Hallandale Beach office had spandrel glass swapped without the tenants moving out. Night and early morning windows are normal for us, and they get priced that way up front rather than discovered later.
Do you take small work, or only full packages?
Both. A broken storefront lite, a door closer that has given up, a failed insulated unit. That is usually how a new general contractor tries us before handing over a package. What we do not run is emergency call out at night: our service hours are Monday to Friday, 8am to 5pm.
What do you not do?
We do not do skylights, we do not do glass floors, and we do not chase work outside the four counties. We would rather say so now than halfway through your schedule.
