The sequence

What actually happens, in order

None of this is exotic. It is just longer than most people expect, and the waiting happens in one specific place.

Field measure

Every opening measured, not estimated from a drawing. The size decides which approval can be used.

Product selection

We pick a unit whose approval covers your size and meets the design pressure for that wall.
03

Submittal

Drawings, product approval documents and the attachment detail go to your building department.

Plan review

This is where the time goes, and it varies by jurisdiction. We tell you what we are seeing in your city rather than quoting an average.

Install

Old units out, new units set, anchored and sealed to the approved attachment detail.

Inspection and close

The inspector checks the installation against the approval. Then the permit closes and the file is yours.

What the install actually looks like

Protection goes down first

Floors papered, the opening masked and the panel taped before it moves. The tape is not decoration. It is what stops a knocked edge from turning into a broken panel.

Packed, then squared

Timber packers hold the opening while the frame is set. Nothing gets fixed until it sits square and plumb in the hole.

Set, and left protected

Hardware on and the panel set, with the floor protection still down until the other trades are finished in the room.

Same discipline, any product

Doors, cellars, railings and windows all run the same way. The product changes, the sequence does not.
Approvals

NOA or Florida Product Approval, and why your county decides

These are two routes to the same place. Which one applies to you is a question of geography, not of quality.
Miami-Dade and Broward
These two counties are the High Velocity Hurricane Zone. Products are approved through a Miami-Dade County Notice of Acceptance, and the testing protocols are TAS 201, 202 and 203.
Martin and Palm Beach
Outside the HVHZ. Products go through Florida Product Approval, tested to ASTM E1886 and ASTM E1996 for the wind-borne debris region.
What the approval has to cover
The exact configuration and a size at least as large as your opening, plus a design pressure at least as high as the one calculated for that wall. An approval that stops short of your size cannot be used, however good the product is.
What you get at the end
The closed permit and the approval number for every unit we installed. Keep it with your closing documents. It is what a future buyer, an inspector or your insurer will ask for.
The step people forget

Your HOA is a separate approval

In a lot of South Florida communities the association reviews exterior changes before the county ever sees them. Frame color, glass tint and sometimes the grid pattern have to be approved by the architectural committee.
It is worth starting that at the same time as the estimate rather than after. An association that meets monthly can add more calendar time than the plan review does.

Who pulls the permit

We do, under our own license. You should be careful with any contractor who asks you to pull it as the homeowner: it moves the responsibility for the work onto you.
